Choosing new flooring is one of the most impactful decisions you’ll make in a renovation or new build.
The right floors transform a home — they set the base and tone for every room, affect how the house
sounds and feels underfoot, and influence how your space photographs when it comes time to sell. But with
so many options — carpet, timber, hybrid, laminate, vinyl, luxury vinyl tile — knowing where to start can
feel genuinely overwhelming.
The good news: the choice becomes much simpler when you think about it room by room, taking into account
how each space is used, who uses it, and what practical demands it faces. Here’s our guide to choosing
the right flooring for every room in your Auckland home.
◉Living areas: where lifestyle meets design
Your living area is the heart of the home. It needs to look the part, handle family life, and stand up
to traffic without looking tired within a few years.
Laminate has become one of the most popular choices for Auckland living areas, and
it’s not hard to see why. Good quality laminates from brands like Quick-Step or Pergo offer great
waterproof surface warranties and are available in a wide range of timber and stone looks. As long as
you select a proven, quality product, you can be sure it will be durable enough for active families,
easy to clean, and genuinely attractive. It costs less than timber and has amazing scratch and fade
resistance.
Timber flooring is the premium choice for living spaces where aesthetics are a
priority. Real timber has a warmth and character that no other product fully replicates. It does
require more care than a laminate — it doesn’t love direct sunlight or wet spills left sitting — but
for a forever home where you’re investing in quality, it’s hard to beat.
Carpet in living areas has become less common in contemporary Auckland homes, but it
remains a beautiful option in specific settings — a formal lounge, a media room, or a home where warmth
and acoustic comfort are priorities. If you have kids, you need some carpet in the lounge!
◉Bedrooms: warmth underfoot matters more than you think
This is where carpet earns its place, and if you’ve ever walked into a bedroom with beautiful wool
carpet on a winter morning, you’ll understand why.
Wool carpets from brands like Bremworth, Feltex, and Godfrey Hirst are the gold
standard for bedrooms. Wool is naturally warm, naturally resilient, naturally stain-resistant (to a
point), and has a depth and texture that synthetic carpets can’t match. It also doesn’t off-gas VOCs
the way some hard flooring products can — an important consideration in sleeping spaces.
For bedrooms in investment properties or rentals, solution-dyed nylon is a sensible
choice — hardwearing, easy to maintain with better stain and fade resistance, and more affordable than
wool.
The key questions for bedroom carpet: pile height (longer piles feel more luxurious but show
footprints more), colour (darker tones hide wear, lighter tones open up smaller rooms), and whether you
have pets who’ll be sharing the space.
◉Kitchens and dining: practical has to win here
Kitchens take a beating. Spills, dropped utensils, heavy foot traffic, chair legs dragging, and the
occasional cooking disaster all need to be factored in.
Luxury vinyl plank or tile is a go-to for Auckland kitchens when on a concrete
subfloor. Products from brands like Karndean and Robert Malcolm look genuinely sophisticated —
convincingly replicating stone, concrete, or timber while being easy to clean and resilient underfoot
during long hours of cooking.
Laminate is an excellent option when you want continuity of flooring from the living area through to
the kitchen — which is common in open-plan Auckland homes. Just confirm your chosen laminate is a
quality range with good product and waterproof warranties.
◉Bathrooms and laundries: waterproof is non-negotiable
This is not a place for compromise. The only flooring products that belong in bathrooms and laundries
are those that are genuinely waterproof.
Sheet vinyl is the most versatile option. It is fully waterproof, handles wet-area
conditions without swelling or lifting, and is available in designs that look far more expensive than
they are.
Porcelain or ceramic tile is the traditional choice and remains excellent. It’s worth
noting that vinyl is warmer underfoot and forgiving if you drop something fragile.
◉Home office and study: comfort for long hours
If you’re spending hours at a desk, the floor matters more than you might expect — particularly for
acoustic comfort and whether the room feels like a pleasant place to work.
Carpet works beautifully in home offices — it reduces sound from the room above if
you’re on the ground floor, absorbs echo, and adds warmth. A mid-pile solution-dyed nylon is practical,
easy to vacuum, and chair-friendly with a hard castor mat.
Laminate or timber give a home office a more professional look if that’s the aesthetic
you’re after — and with a good chair mat, chair castors aren’t an issue.
◉Stairs and hallways: high traffic needs high durability
Stairs and hallways take the most traffic of any surface in the home and need to hold their appearance
under pressure.
Carpet is the most common and safest choice for stairs — it provides traction, reduces
noise, and is available in hardwearing options designed for exactly this purpose. A patterned or
textured carpet will show less wear than a plain one.
For hallways, durability is the priority. Laminate flooring is an excellent choice for
hallways — it’s tough, easy to maintain, and creates a consistent look if it flows from the living
areas.
